Tripartite assignment agreement signed by you, the current contract holder, and Kibris Developments. Registered at the District Lands Office within 21 days. Stamp duty paid (0.6% of contract value).

PTP, tax settlement & title path
Permission-to-Purchase application filed with the Council of Ministers. Once approved, final taxes are settled and title transfers into your name.
3 – 12 months PTP · 12 months title
Buyer protections built into TRNC law.Your sales contract is registered at the District Lands Office within 21 days of signing — creating a legal encumbrance on the property in your favour. The seller cannot resell, mortgage, or transfer the unit while your contract is registered. This is your primary legal protection until full title transfers in your name.

What is a "private contract assignment"?
The current owner has paid for the penthouse in full but has not yet received an individual title (which is issued once Permission-to-Purchase is granted to the buyer and final transfer is registered). They are assigning their contractual rights to a new buyer, with the developer's written consent. You become party to the underlying sales contract; title is then issued in your name following PTP.
When do I receive the title deed?
Three to twelve months for Permission-to-Purchase approval, then up to twelve months for final title transfer. Timeline depends on Council of Ministers processing speed and your nationality.
Why is the seller selling?
Personal portfolio rebalancing. The unit was always held privately, never placed in a rental pool.
Can I rent it out before title transfers?
Yes — beneficial interest in a registered contract permits rental. We can recommend established local property-management partners.
What is included in the price?
The penthouse, its private terrace, and the complete furniture and fixtures package. A full list accompanies the deal pack.
What additional costs am I looking at?
Approximately 15–16% on top of the contract price for taxes, transfer fees, transformer contribution, and legal. The breakdown is itemised in section iv (The Transaction).
Do I need a Permission-to-Purchase?
Yes — all foreign buyers in TRNC need Council of Ministers approval. The process takes 3–12 months. Standard requirements: passport, criminal-record certificate from your home country, source of funds.
Who handles the legal work?
You engage your own independent lawyer (Cyprus Turkish Bar Association). We strongly recommend you do not use the seller's or developer's lawyer. We can suggest firms if helpful, or you appoint your own.
How does payment work?
Funds flow through your independent lawyer's client account in TRNC. Standard practice for property transactions of this size.
What about my home-country tax?
Consult your own tax adviser. TRNC taxes are settled at transfer; home-country implications vary by jurisdiction.
Is bank financing available?
Up to 65% via Türkiye İş Bankası, subject to your eligibility. Other TRNC banks also lend to foreign buyers.
